Types of Additions We Build
An addition is often the most practical way to get the space you need without leaving a neighborhood you like. We build room additions (a larger family room, a first-floor primary suite, a bigger kitchen), second-story additions, garage bays and attached garages with living space above, and complete in-law apartments with their own kitchen, bath and entry. One client came back to us about six years after we built their first house because the family had outgrown it, and we built them an 800-square-foot addition.
The test of a good addition is that nobody can tell where the old house ends. We match siding, rooflines, windows, trim and garage doors to the existing building, and we tie the new foundation, framing and roof into the old structure properly so the two parts move and weather together.
In-Law Suites and Accessory Dwelling Units in Maine
In-law apartments let aging parents live close by while keeping their own space, and they can house adult children, caregivers or long-term guests. Maine's 2022 housing law (LD 2003) requires municipalities to allow an accessory dwelling unit on a lot with a single-family home, subject to local standards such as size limits, parking and, where there is no public sewer, septic capacity. That has made in-law suites easier to permit in many Southern Maine towns, but the details vary by town, so we confirm the local rules during planning.
Where the house is on a private septic system, adding bedrooms or a second kitchen can require a larger or upgraded system designed by a licensed site evaluator, and lots near lakes and rivers fall under Maine's shoreland zoning rules, which limit how much a structure can expand within 250 feet of the water. We check both early, because they can decide where an addition goes and how big it can be.
Timeline and What Affects the Cost
Most additions take 8 to 16 weeks depending on size and complexity; in-law apartments with full kitchens and baths are typically 12 to 16 weeks. All additions require building permits, and we handle the permitting process. Cost depends on the size of the addition, whether it needs a full foundation or sits over a crawlspace or slab, how much of the existing house has to be opened to connect it, plumbing and heating for a kitchen and bath, and matching exterior materials.
