How a Custom Home Comes Together
A custom home starts with your list, not a catalog: how many bedrooms, where the kitchen sits, whether you need a first-floor bedroom for later years, a workshop, a bigger garage, or room for family who visit for weeks at a time. We build custom homes of any style and size, and our process runs in four stages: consultation and planning, design and customization, construction and craftsmanship, and a final walkthrough before handover.
In planning we look at your lot and your budget together, because they shape everything else. A buildable lot in Southern Maine can come with ledge, wet areas, a long driveway, or no public water and sewer. Where there is no sewer, a septic system has to be designed by a licensed site evaluator on the state's HHE-200 form before a building permit is issued, and the location of the system and the well often decides where the house can go. We manage permits, inspections and regulatory requirements so you can focus on the design decisions.
Design and Customization
Once the plan works on paper and on the site, we refine layouts, finishes and details with you: exterior style (a classic colonial, a contemporary design, or something in between), window and door choices, cabinetry, flooring, tile, lighting and trim. Clients who have built with us describe being walked through each step and given suggestions that helped them make better decisions, and that is the point of this stage. Changes are cheap on paper and expensive once walls are framed.
Every custom home we build meets Maine's statewide building and energy code, which is based on the International Residential Code and the International Energy Conservation Code. That covers frost-protected foundations, structural design for snow loads, insulation and air sealing, and ventilation. Because we have more than 30 years in construction and home heating, we treat the heating and ventilation system as part of the design rather than an afterthought.
What Affects the Cost of a Custom Home
Custom home costs vary with size, design complexity, site conditions and the level of finish. Rather than quote a generic price per square foot, we give you a detailed estimate during planning, based on your plan and your lot, so there are no surprises later. The biggest swings usually come from site work (clearing, ledge, driveway length, well and septic), the number of corners and roof lines in the design, and interior finish selections.
