When a Whole-Home Renovation Makes Sense

A whole-home renovation is the right call when the problems are connected: a closed-in floor plan, a dated kitchen and baths, an inefficient heating system, drafty windows and tired finishes, all in a house you otherwise love or a location you do not want to leave. Tackling those one room at a time means opening the same walls repeatedly. Doing it as one project lets us move walls, reroute plumbing and ductwork, add insulation and upgrade the mechanical systems once, in the right order.

Typical signs that a house is a candidate: you are planning more than two major rooms at once; the heating system or windows are at the end of their life; the layout no longer works for the family; or you have bought an older home that needs updating before you move in. Many families also combine a whole-home renovation with an addition or in-law suite so the new space and the existing house are designed together.

How We Run a Large Renovation

The project follows our four-step process: consultation and planning, design and customization, construction, and the final walkthrough. Planning is where a whole-home renovation succeeds or fails. We assess the existing structure and systems, agree on what stays and what changes, and set a sequence and timeline. Depending on scope, whole-home renovations typically take 4 to 12 months, and for most of them we recommend arranging temporary housing, because kitchens, bathrooms and heat are out of service at the same time.

A gut renovation is also the best chance to make an older Maine house comfortable and efficient. With the walls open, insulation and air sealing can be brought close to new-construction standards, and the heating system can be sized to the improved house instead of the old one. Our background in home heating as well as construction helps here. Efficiency Maine offers rebates on qualifying heat pumps and weatherization, which are worth reviewing during planning.

Codes, Older Homes and What Affects the Budget

Work of this size is permitted and inspected under Maine's statewide building and energy code in towns that enforce it, and in homes built before 1978, federal lead-safe rules apply whenever painted surfaces are disturbed. What moves the budget most is how much of the structure changes, the condition of framing, foundation and wiring once exposed, the scope of mechanical upgrades, and finishes. If we find something unexpected, we discuss options and costs with you before proceeding.

If your project is smaller, our kitchen, bath and room renovations may be the better fit. If the house cannot be made to work, compare the numbers with building new through our custom home building service, or browse finished work in the project gallery. We work from Gorham across Southern Maine, including Westbrook, Windham, Standish, Buxton, Scarborough, Saco, Portland, South Portland, Cape Elizabeth, Falmouth, Cumberland and Yarmouth.
